- The Service: High-density 3D Laser Scan + Revit Architectural Modeling of the building.
- What’s Included: Registered Point Cloud (.RCP) + Revit Model (.RVT) at LOD 200.
- Pricing Strategy: By the Square Foot ($/sq. ft.) with a base mobilization fee.
The Contractor’s Record
(In-Wall & Structural)
Best for: New construction, MEP coordination, and pre-slab/pre-drywall verification.

The Service: Milestone scanning of utilities and structural elements before they are concealed.

What’s Included: High-accuracy digital "X-ray" maps and PDF location reports.

Pricing Strategy: Per Site Visit (Flat Rate) or a "Construction Lifecycle Bundle" (3 scans: Pre-Slab, Rough-In, Final).
The Developer’s Studio
(Data-to-BIM)
Best for: Firms with existing scan data or legacy CAD files needing an "intelligent" model.
- The Service: Off-site authoring of BIM models from provided point clouds or field notes.
- What’s Included: Clean, organized Revit Models built to industry layering/family standards.
- Pricing Strategy: Hourly Rate ($/hr) or Lump Sum per Project based on a review of the data complexity.

Christie Biggers
Christie is the organizational strategist behind S2B3D, bringing a
career defined by analytical precision and meticulous data
management. With a background that includes a decade as a Math Paraeducator and as a Document Control Specialist, she excels at managing complex technical workflows. She ensures that every S2B3D project meets the quality-assurance standards required.
Tim Biggers
Tim is an architectural design professional with over two decades of experience in bridging complex design with technical execution. A 1992 graduate of Washington State University (B. Arch), he has spent 20+ years with KDA Architecture, 15 of them specializing in high-level BIM modeling. His primary focus is multi-discipline coordination, construction documentation, detailing, construction administration, and spec writing.
In addition to his design career, Tim served his community for 28 years as a paid-on-call Firefighter/EMT, 22 of them with the Selah Fire Department, retiring in 2025. He spent many years as a senior firefighter and shift officer, helping to mentor the people newer to the service.
This unique perspective - seeing buildings on the computer screen, the construction site, and in high-stakes emergency situations, helped to grow his knowledge of how buildings are put together.
